CARB guidelines

 The Sea Pines Commercial Architectural Review Board (CARB) oversees development standards for commercial properties in designated areas outside the Sea Pines gates. Rooted in Charles Fraser's original vision, these guidelines ensure that commercial development reflects quality design principles while respecting the natural environment and preserving the community's unique character. CARB reviews all commercial construction, renovations, and signage in its jurisdiction. Working in coordination with the Town of Hilton Head Island's Land Management Ordinance, CARB maintains authority to impose additional requirements consistent with Sea Pines covenants through guidelines that address building design, landscaping, signage, tree protection, parking, lighting, and other elements essential to maintaining an attractive, harmonious commercial environment. Applicants are encouraged to review and understand the guidelines below prior to submitting applications.
